A First-Floor Reinvention Rooted in Purpose and Beauty

Project Fireside Manor

Before the renovation, the layout of the first floor didn’t reflect the flow or function our clients needed. The kitchen, dining room, entry, main hall, back hall, powder room, office, and family room were all on the table for a rework — each space with its own challenges, but also incredible potential.

The most significant design pivot? Swapping the locations of the kitchen and the family room—a bold move that allowed for better flow, more natural gathering zones, and a refreshed sense of purpose for each space.

Setting the Stage for Transformation

With a clear understanding of the home’s structure and potential, we developed a reimagined floor plan that completely transforms how the family moves through and experiences their space. The new layout centers around a relocated kitchen, now paired with a cozy eat-in hearth room and a functional back pantry—designed for both everyday living and effortless entertaining.

The former kitchen and dining areas were reworked into a stylish new powder room and a thoughtfully designed drop zone for poolside transitions. What was once an underutilized footprint now serves as a warm, inviting family gathering space.

Beyond these central hubs, we reshaped the surrounding areas to include a mud hall and laundry, a serene office, and a versatile library/den that effortlessly converts into a guest suite with a hidden Murphy bed and a full en-suite bath. Every space was considered for beauty, function, and the way this family truly lives.

From exploring layout options to fine-tuning the details, this visual clarity builds confidence in every design decision. One of the most rewarding aspects of our design process is presenting clients with “this or that” options before any demolition or construction begins. Utilizing 3D modeling, we can vividly showcase various design choices, enabling clients to visualize and compare different scenarios within their actual space.

For instance, in this project, we explored whether to retain the existing brick in the former family room—soon to become the hearth room—or to paint the brick black to align with the kitchen’s new palette. Through detailed 3D renderings, clients could see both options side by side, making the decision-making process more intuitive and informed. This approach not only enhances client confidence but also streamlines the design journey, ensuring that every choice resonates with their vision.
