Dwell on Jefferson is Aristo’s latest project, which will offer a uniquely intimate and organic living experience on the Erie Canal. Dwell will house two residential buildings, built to blend with the surrounding area with minimal units per structure. The property will have private canal path access, communal gardens, nested gathering spots, attached garages, natural ground care, and curated design palettes with high end options for even the most discerning clients. Single level condos will range in size from 1200 – 1700 square feet.
Lindsay Laine Interiors was hired to create a completely new brand identity and website for this project as well as the interior design and digital modeling for the spaces. Since this project is in the pre-sell phase, we leveraged our technology to design the spaces and bring perspective buyers inside before construction begins. Our task was to digitally design the two building lobbies and one boutique flat to give buyers an idea of what the space will look like after it's built. The goal for our design aesthetic was timeless, classic, elegant spaces that evoke a unique living experience like nothing else in the Rochester area.

LLI PROJECTS
The Lindsay Laine Team drew from our love of natural elements to warm the spaces. In order to maximize the footprint in the most efficient way possible, we got creative with the design plan. Examples include, building bench seating into the back of the island in the kitchen, adding a custom wall of built-ins which includes, a dry bar with unique touches that sits next to detail-rich cabinetry. These design moments add unique detail which will make the Dwell boutique flats feel like a custom build.
Each flat will welcome you home to styled living. Shared foyers in each building will lead to your front door where you’ll find comfortable kitchen/living layouts, walk-in closets, and outdoor living. Specially curated design palettes will be offered to homeowners for an effortless path to high-end design. A selection of kitchen and bath finishes, paint colors, flooring, and lighting options will be available to buyers.
Boutique Flats
This space has more of an elevated, elegant design. Large, rustic tiles for the classic checkerboard floor, millwork throughout, a dark moody paint color mixed with an organic nature inspired wallpaper, leather seating and brass fixtures all create the classic, yet cozy feel in this entry.
The House will comprise of six flats, each one unique. Plucked from a bygone era, the foyer, hallways, and each of two and three bedroom dwellings will blend a dash of vintage character with the new of today for an elevated feel.

The website was designed to pre-sell the flats before anything physically is built. Merging the video render "fly-throughs" designed by Lindsay Laine Interiors with web design elements help convey what the property will be to potential buyers.
The Dwell on Jefferson by Aristo property will have classic and timeless design so the branding needed to follow suit. Timeless serifs mixed with a classic script that can be used universally in future Dwell projects. Clean, classic, and elegant was the goal.
